In need of a bit more space? After assessing the existing space, sometimes an extension is the best way forward to deliver what you need. We create carefully considered designs that give thought to the relationship of the entirety of your existing home, as well as the plot it sits within. 

Whether the building work falls under permitted development, full planning or requires listed building consent, we can steer you and your project through the process. We assess the legal constraints of your project and following the design stage provide full documentation which we submit to your local planning authority.

Even if planning permission isn't required, a lot of work still requires Building Regulations Approval by law. These regulations cover aspects such as thermal performance, structure, ventilation and drainage. We produce a detailed package of drawings, liaising with essential consultants in order to submit and gain approval from Building Control. For residential refirbishments and extensions outside of London, these drawings are often used by contractors to tender and also as a base for the construction.

For any specialist features or a more detailed tender process, we can supply you with a additional design and drawings. A higher level of detail in tender documentation generally gives a higher level of cost certainty. For those trickier or more critical architectural junctions, we produce large scale drawings to help ensure things are built as they should be. 

For some clients it's not realistic for them to manage the work solo during the construction stage. LARC can assist in several ways depending on each clients individual needs. We offer services from weekly check-in meetings where advice can be given and questions can be raised to the specification of products to client representative or administration of the contract. Packages can be tailored to your needs.
